Start with the structure, not the wishlist
Before discussing layouts or finishes, the question is whether the existing structure is sound enough to justify investment. That means an honest assessment of the foundation and plinth, the columns and beams, the roof structure, and the extent of damp and any reinforcement corrosion.
If the frame is sound, renovation is usually the better financial decision. If there is significant settlement, widespread corrosion in the reinforcement, or a foundation that was never designed for the loads now on it, money spent on finishes is money spent on a building with a limited remaining life.
When renovation clearly wins
- The structure is sound and you mainly want updated interiors, kitchen and bathrooms.
- You need the house habitable throughout — renovation can be phased room by room; a rebuild cannot.
- The existing layout broadly works and only needs opening up rather than reconfiguring.
- Current setback or FAR rules would give you a smaller building than the one you already have. This is common with older plots and frequently decisive.
When rebuilding is the cheaper answer
- The foundation is inadequate or showing differential settlement.
- You want to add floors the existing columns were never designed to carry.
- Wiring, plumbing and structure all need replacing — at which point you are paying rebuild prices for a renovated result.
- The house predates any seismic detailing and you plan to live in it for decades. In Zone V this is a safety judgement, not just a financial one.
The retrofitting middle ground
Between the two sits structural retrofitting: jacketing existing columns, adding shear walls, strengthening foundations. It is more disruptive than a cosmetic renovation and considerably cheaper than a rebuild, and for a structurally borderline house in Zone V it is often the right answer.
It needs a structural engineer's assessment rather than a contractor's opinion. That assessment is inexpensive relative to either path and is the thing that actually tells you which one you are on.
How to decide
Get a structural assessment first, then price both routes properly. Compare on cost per usable square foot over the expected life of the building, not on headline quotation totals — a rebuild that costs more today and lasts forty years can be cheaper than a renovation that buys eight.
